This commercial development takes advantage of an underdeveloped stretch of the main shopping street to offer Class A office and retail space in a walkable downtown. The identity of the building comes from a simple and clear expression of the architectural systems: structure, envelope, lighting, and conditioning.
Both development options use typical building systems in new ways to create a more flexible building that can be constructed in less time. The structural grid allows for a variety of office space configurations, and the east and west facing facades are developed with shading systems to reduce overall energy consumption by at least 50%. The small building floorplate allows for natural light in all spaces. A shared rear yard and rooftop provide event spaces for all.
