This market rate residential project in the Dumbo neighborhood in Brooklyn takes advantage of the zoning in the site to create a pocket park open to the street that allows the inhabitants in the building to relate to the street space. As a result of this orientation, large balconies and corner windows give each unit a dynamic view down the cobblestone streets of Dumbo – the building houses a mix of 25 one, two, and three bedroom units. The building amenities are oriented to the aforementioned garden space. A red brick rainscreen façade system relates the building more directly to the context and integrates it with the street space.
