This proposal seeks inspiration from the small-scale urban spaces, lively streetscapes, and articulated architecture that make Cocoa Village a great place to live and visit. The project configuration recognizes these attributes and combines them with the City of Cocoa’s Waterfront Master Plan planning objectives into a development that is at once aspirational for the future of Cocoa Village and grounded in the character of the city.
The project site sits at a key location in the build-out of Brevard Avenue to the south, all the way to Church Plaza. The project program and massing acts as an extension of the Village Arts image with small scale retail and second floor commercial – articulated with arcades, galleries, and balconies much like the existing structures.
At the same time, the site serves as a connector, bringing the western portion of the Village to the river and park. Connecting Factory Street and Maryland Avenue through the site allows for the development of a retail passage with a large food market and a shaded plaza with a café/restaurant.
