This residential project uses organizational and constructive efficiency to allow for a wide variety of unit variations for both initial ownership and for changes made after the units are purchased.
The efficiency of the organization allows for many possible apartment layouts and easy future unit combinations. The floor plate can be divided into a range of units from one to three bedrooms, with larger duplexes possible at the base and the top. All 24 base units have terraces and/or exterior yards. An operable, powder-coated perforated aluminum screen is used as a shading element for the bedrooms facing the street and for the balcony guards.
The efficiency of the construction allows for accelerated construction time. Precast concrete floors and walls are laid around a site cast core and stair, with light gauge framed modular sanitary/kitchen installations completing the interior spaces. If ownership changes and apartments are to be combined, the framed zone at the center core of the floor plate can be easily removed/replaced by an alternate installation layout or a duplex stair.
